Bengaluru’s residential market continues to grow in 2026, supported by strong employment, infrastructure expansion and sustained housing demand. Prices remain elevated across established corridors such as Whitefield and Hebbal, while emerging areas including Devanahalli, Thanisandra and Sarjapur Road attract increasing investment, highlighting a more selective, micro-market-driven phase of growth.

Bengaluru’s residential property market is entering the final quarter of 2026 with prices still moving upwards, although the pace of appreciation is becoming more measured. The latest market data suggests that the city remains one of India’s strongest residential markets, supported by technology employment, GCC expansion, infrastructure development and continuing demand for quality homes. According to JLL, Bengaluru’s average property prices increased 3.1% quarter-on-quarter in Q2 2026, while rental values rose 2.5%.

The latest Q3 figures reinforce this trend. Anarock data reported in September 2026 shows that Bengaluru recorded around 16,670 housing sales during Q3, representing a 12% year-on-year increase. New housing launches also increased by 17%, indicating that developers continue to see demand across the city. Across India’s top seven cities, average residential prices rose 7% year-on-year in Q3, with Bengaluru recording an 8% annual increase.

East Bengaluru continues to command significant attention. Whitefield remains a major residential and employment hub, supported by its established technology ecosystem, social infrastructure and operational Purple Line Metro. Current market research places Whitefield’s average residential rate at around ₹14,050 per sq ft in mid-2026, although prices vary considerably between individual neighbourhoods and projects. Sarjapur Road is similarly experiencing strong demand, with Housing.com reporting an average asking price of approximately ₹11,194 per sq ft and annual growth of 17.29%.

North Bengaluru is also becoming increasingly important to the city’s residential story. Hebbal, Thanisandra, Yelahanka and Devanahalli are benefiting from airport connectivity, employment expansion and major infrastructure investment. Research tracking North Bengaluru indicates that prices range from roughly ₹7,000 per sq ft in outer Yelahanka pockets to ₹18,000 or more in premium Hebbal locations. Devanahalli apartments are reported in the ₹9,600–₹13,000 per sq ft range, reflecting the corridor’s continuing development.

Infrastructure remains one of the strongest forces behind Bengaluru’s property market. The proposed Blue Line Metro and Bengaluru Suburban Rail network are expected to improve connectivity across several northern and eastern corridors. The 148-km suburban rail project, covering routes including Devanahalli and Whitefield, has also moved forward with additional infrastructure works in September 2026.

However, rising prices do not mean every locality is appreciating at the same speed. JLL notes that Bengaluru’s Q2 sales declined 6% quarter-on-quarter as escalating property values and the increasing concentration of premium projects affected affordability. At the same time, established developers continued to attract substantial buyer interest, suggesting that demand remains present but increasingly focused on location, connectivity, quality and pricing.
The broader picture for 2026 is therefore one of continued price growth rather than an across-the-board surge. Bengaluru property prices remain elevated in established corridors such as Whitefield and Hebbal, while emerging areas including Devanahalli, Thanisandra and parts of Sarjapur Road continue to attract new development. With prices rising alongside expanding supply, the city’s next phase of growth is likely to be defined less by a uniform rise and more by the performance of individual micro-markets.
