Bengaluru’s real estate market is increasingly being shaped by Metro connectivity, with the upcoming Blue Line expected to strengthen key corridors such as ORR, KR Puram, Hebbal and North Bengaluru. Improved airport and employment access could support long-term residential demand, rental potential and property values.

Bengaluru’s real estate story is being shaped more than ever by connectivity. The upcoming Namma Metro Blue Line is set to play a role in this transformation. This line will run 58 kilometers starting from Central Silk Board and extending along the Outer Ring Road to Kempegowda International Airport. It will link some of the city’s active technology zones and densely populated residential areas. By September 2026 72% of the civil work on the corridor was already done. The first part to open will be the Silk Board, to KR Puram section. The full network will be built in stages to ensure progress.

The timing is particularly significant for Bengaluru’s property market. According to JLL residential prices across the city rose 3.1% quarter-, on-quarter in Q2 2026 even as housing demand softened by 6%. This suggests that buyers are becoming more selective while connected locations continue to command strong pricing. Metro accessibility is increasingly viewed not merely as a commuting advantage. As a factor capable of supporting long-term residential and rental demand.
The first big chance is on the Outer Ring Road, in Mahadevapura, Doddanekundi, Marathahalli, Bellandur, Kadubeesanahalli and the nearby technology corridor. These places already have the advantage of being close, to workplaces but the Blue Line could bring even more easy access.

Mahadevapura is an example. Current property-market data shows apartment prices at around ₹7,840 per sq ft in Q3 2026. Prices have cooled down during the year after gains earlier. The arrival of another Metro connection could boost the areas appeal. This would be especially helpful, for professionals working in Whitefield and along the ORR.
KR Puram could emerge as another winner in the real estate space. The area already benefits from Purple Line connectivity and the addition of the Blue Line could turn it into an interchange point connecting eastern Bengaluru, the Outer Ring Road and the airport corridor. Now property prices, in KR Puram are averaging around ₹10,542 per sq ft a clear signal that infrastructure and employment links are already boosting its value.

I think further north, Hebbal and the neighboring areas of North Bengaluru might see a type of opportunity. The Blue Line’s KR Puram–Hebbal section is one of the difficult parts of the project. The Hebbal–KIA section is expected to finish around mid-2027 according to the phased schedule.
Hebbal is already an established commercial market with access to Bellary Road, business districts and the airport corridor. A direct Metro connection to KIA could make Hebbal a stronger northern gateway. Recent market research indicates that listed residential prices in the Hebbal ,Kempapura belt range from roughly ₹9,000 per square foot for older homes to ₹15,000–₹20,000 per square foot, for premium new developments.

The Blue Line could have an impact that goes beyond the areas around its stations. Places like Yelahanka, Jakkur, Bagalur and Devanahalli might see benefits from the economic boost that comes with better airport links. This is especially likely as jobs, business growth and new infrastructure shift, toward North Bengaluru.
Devanahalli is already drawing a lot of interest from investors. Recent studies show that land prices, in the Devanahalli–Shettigere area are rising fast. This is mostly because of the airport activity and more commercial buildings going up. Adding the Metro to the mix could make things even better. It would make getting to Bengaluru’s job centers easier and faster. That could keep pushing up property value and attract more people looking to invest there.
